Michelle and I found a house, ran the numbers with the team, and everything checked out. I will say, the lease we negotiated was far above what I have ever paid for to lease a property, a whopping $10,500 per month plus all expenses.
Does that sound crazy to you? Well it seemed crazy to me…until we did one thing…we looked at this house like a business, rather than a home we were going to live in.
With a lease of $10,500 per month and expenses each month of another $5,000, the cost was going to be around $180,000 per year. That may seem like out of space to you, but when we ran the potential, it was right on track, income potential was $300,000+ per year, which would generate around $120,000 per year profit. Green light!!
Within the first 6 months, the house generated $170,000 in new income and we were on our way.
We implemented our new systems and automated almost everything.
Now the house cost Michelle and me about 5 hours a week, at the most, between the two of us, and we are on pace to get a second house.
The best part of it, our house is in AZ and we live in San Diego, CA.
No babysitting, no onsite maintenance, nothing. We put teams in place and are reaping the rewards.
